Draft for advocate review · v1.0. These terms are a good-faith working draft. Before we onboard paid customers, they will be reviewed by a qualified Indian advocate and updated if their read of any clause differs from ours. If you are reading this and something looks wrong or overreaches, write to us at the address below — we will fix it.

These are the terms that govern using KARVM as a landlord or as a tenant. Read them once — they're short, plain, and specific to what KARVM actually does.

By signing up or using KARVM, you agree to these terms and to our Privacy Policy. If you do not agree with any part of them, please do not use the service.

1 · Who these terms apply to

KARVM has two audiences and these terms cover both:

You must be at least 18 years old and legally competent to enter into a contract under Indian law to use KARVM. By using the service, you confirm that you are.

If you are a landlord, you confirm that you own or lawfully manage the properties you list on KARVM and have the right to record the tenant data you enter.

Your account is personal to you. You are responsible for:

KARVM is not a broker, a rent collector, a payment processor, an escrow agent, a law firm, an advocate, or a registered stamp-and-registration authority. Where any of these services are needed, you use them separately.

8 · AI-drafted legal documents — draft-for-review

Every legal document KARVM generates — rental agreements, notices for rent default, notices to quit, damage claims, replies — is a draft for your review. KARVM does not file, serve, sign, or send any legal document on your behalf. Nothing leaves your account without a human (you and, we recommend, your advocate) signing off. Every draft carries citations that you can verify against the source; where the AI is uncertain we surface that plainly. This is a hard architectural rule, not a marketing preference.

KARVM is not a substitute for legal advice. We strongly recommend that legal notices and rental agreements be reviewed by a qualified advocate licensed to practise in the jurisdiction of the tenancy before you serve or execute them. KARVM helps compress that review from three weeks to one afternoon; it does not eliminate it.

Because the drafts leave your review as the final step, you are responsible for the accuracy and consequences of any document you choose to serve, file, or execute.

9 · Payments and rent

KARVM is nota payment rail for rent. Tenants pay their landlord directly through the same UPI / bank transfer they already use. The landlord marks the payment as received and KARVM generates the receipt. Money never touches KARVM's systems.

If a payment is disputed between a landlord and a tenant, KARVM is not a party to the dispute. We can produce a record of the entries on request, but the resolution is between the two of you (and, if needed, your legal representatives).

10 · Fees

KARVM is free during early access for both landlords and tenants. No credit card is asked for and there is no hidden trial timer.

When we start charging for paid tiers (post early access), we will give existing landlord accounts at least 60 days' written notice by email before any charge applies. You can decline and export your data before then. The tenant portal will remain free — tenants are never billed by KARVM.

11 · Intellectual property

Your content stays yours. Property details, tenant records, uploaded documents, agreement text you edit — you retain full ownership. You grant KARVM a limited licence to store, process, and display that content as necessary to run the service for you.

Our software stays ours. The KARVM application, the KARVM brand, the logo, the source code, the illustrations, and the copy on this site are the intellectual property of Utkarsh Singh. You may not reverse-engineer, resell, or rebrand the service.

Documents generated by KARVM for you — the rental agreement, the legal notice, the utility split, the receipt — are yours to use. They are yours the moment they are drafted; there is no royalty and no restriction on using them in your own tenancy.

12 · What you may not do

You agree not to:

We take these seriously. Accounts used for prohibited purposes are suspended. Prohibited use that involves potentially fraudulent legal-notice drafting may be reported to the appropriate authorities.

13 · Termination

You can close your account at any time by writing to legal@karvm.com from the account's registered email or phone number. On closure, we honour the data-erasure rules set out in Section 10 of the Privacy Policy.

We may suspend or terminate an account for a serious breach of these terms (Section 12), for prolonged inactivity, or where continuing to serve the account would put KARVM in breach of Indian law. We will give reasonable notice by email except where immediate suspension is necessary to protect others.

14 · Warranties & disclaimers

KARVM is provided as-is and as-available. To the maximum extent permitted by Indian law, we disclaim all implied warranties — merchantability, fitness for a particular purpose, non-infringement, and warranties arising out of course of dealing or usage of trade.

Specifically, we do not warrant that:

Nothing in these terms limits any rights you have as a consumer under the Consumer Protection Act 2019 or any other Indian law that cannot be excluded by contract.

15 · Limitation of liability

To the maximum extent permitted by Indian law:

These limits do not apply to liability that cannot be limited under Indian law (for example, liability for gross negligence, wilful misconduct, or fraud).

16 · Indemnity

You agree to indemnify and hold KARVM harmless against claims arising from your breach of these terms, your entry of unlawful data about a person, your use of a generated document to serve or file something you were not entitled to, or your infringement of another person's rights through use of the service.

17 · Governing law & disputes

These terms are governed by the laws of India. Any dispute arising out of or in connection with these terms will be subject to the exclusive jurisdiction of the courts at Bangalore, Karnataka, India.

Before starting formal legal proceedings, please write to us at legal@karvm.com — most disputes are resolved by a conversation.

18 · Changes to these terms

When we make a material change we update the version number and effective date at the top of this page, and — for significant changes — email account holders with a summary at least 30 days before the change takes effect. Continuing to use KARVM after that means you accept the updated terms.

A note on how we wrote this. Most Indian terms-of-service are a bundle of clauses copy-pasted from US templates, half of which the drafter would struggle to defend. This one is short, plain, and specific to what KARVM actually does: rent recording, agreement drafting, notice drafting, tenant portal — with a hard rule that AI-drafted legal documents are drafts that pass through a human before they leave the account. Nothing about KARVM claims to be a substitute for a lawyer. If we ever add a clause that changes that, it will show up here first.
