01 — Origin
Built by a landlord managing from 1,500 km away.
Utkarsh Singh was working in Bangalore. His family owned rental properties in Ranchi. What was supposed to be passive income became a monthly rotation of WhatsApp reminders, PhonePe screenshots, Excel columns that never quite lined up, and a filing cabinet of agreements he couldn't verify from a thousand kilometres away.
When a rent dispute needed a legal notice, the estimate came back as three weeks and ₹15,000. When a tenant said they had paid, there was no shared ledger to point at. When utility bills needed splitting, someone always felt cheated by the arithmetic.
Every feature in KARVM exists because a WhatsApp thread, a lawyer's waiting room, or a spreadsheet failed him first. It is not a product designed in a boardroom. It is a product built by someone who needed it.
02 — The name
From karma → KARVM.
KARVM is inspired by the Sanskrit word कर्म (karma) — action. In renting, relationships aren't built by contracts alone. They're built through the everyday: a landlord who responds quickly, a tenant who pays on time, a well-maintained home, clear communication, transparent records.
Trust isn't promised. It's earned. One action at a time.
The V stands for Visibility — because trust grows when actions are visible, documented, and shared. When everyone sees the same truth, better relationships follow.

04 — How we build
Three rules for every feature.
When a new idea meets our roadmap, it has to pass three tests. If it doesn't, it doesn't ship — no matter how clever it is.
Trust over features.
If a feature doesn't increase trust between landlord and tenant, we question whether it belongs. A shorter feature list that builds more trust wins every time.
Simplicity over flexibility.
Every extra setting, toggle, or workflow adds cognitive load. We default to the simplest solution that solves the problem well — even if it means saying no to a plausible request.
Relationships over transactions.
KARVM isn't another listing platform. It's the operating system for the ongoing relationship between a landlord and a tenant — from move-in to move-out and every act in between.
