How does rent tracking work in KARVM?

Add your property, units, and tenants once. KARVM creates a rent ledger for every month automatically — each entry shows Paid, Due, or Overdue at a glance. When rent is due, you can send a pre-written WhatsApp reminder in one tap, and mark payments as received with automatic rent receipts.

Can KARVM generate a rental agreement online in India?

Yes. KARVM drafts a complete rental agreement from your tenancy details — landlord, tenant, rent, deposit, and duration — following the format used by Indian courts, including stamp-paper and witness-signature guidance. You review the draft, print it on e-stamp paper, sign with two witnesses, and upload the signed copy back into KARVM for safekeeping.

Are AI-generated legal notices legally valid?

KARVM drafts legal notices — for rent default, nuisance, property damage, or termination — grounded in the relevant Indian tenancy law, with citations checked. Every notice is a draft for your review: nothing is filed or sent automatically. For court proceedings, we recommend having an advocate review the final text, which the structured draft makes fast and inexpensive.

How does the electricity and utility split work?

Enter or photograph a meter reading. KARVM calculates each unit's consumption at your configured per-unit rate, adds it to that month's rent ledger, and shows tenants the itemised breakdown in their portal — rent, maintenance, and electricity listed separately.

What do tenants see in the tenant portal?

Tenants sign in to a clean read-only portal showing their current dues, complete payment history with downloadable rent receipts, their rental agreement, and itemised utility breakdowns. No app install is needed — it works in any browser.

Is my data safe with KARVM?

Yes. KARVM runs on bank-grade infrastructure with row-level security, meaning each landlord's data is isolated at the database layer. Sensitive identifiers like Aadhaar numbers are never stored in full — only the last four digits. KARVM is built to align with India's DPDP Act.

How much does KARVM cost?
