Rent tracking
Know who's paid, unpaid, pending, and overdue — automated reminders, payment history, and digital receipts, with zero chasing.
The landlord tracks rent, generates agreements, and drafts notices. The tenant signs in and sees every due, receipt, and utility split. Same record, both sides — nothing to argue about.

Finding a tenant is only the beginning. After move-in, everything becomes fragmented — spread across apps that were never meant to work together.
Important information gets lost. Renting deserves a better system.
KARVM brings every aspect of a rental into one shared place — for landlords and tenants alike. Everything stays organised. Everyone stays informed.
Know who's paid, unpaid, pending, and overdue — automated reminders, payment history, and digital receipts, with zero chasing.
Professionally structured agreements and court-aware notices, grounded in Indian tenancy law — drafted in hours, not weeks.
Generate, review and store agreements with e-stamp guidance and renewal alerts. Never miss another renewal.
Upload a meter reading once — KARVM splits and shares each tenant's bill automatically, itemised.
Dues, receipts, and their agreement — always available to tenants, in any browser, no app install.
No migration project, no training. Add a property, invite your tenant — and rent starts tracking itself.
Enter units, rent amounts, and due dates once. The pincode fills in city, state, and the local electricity rate for you.
Send a private invite over WhatsApp or SMS. They join in a tap — no app, no account gymnastics, no deposit drama.
Automated reminders, digital receipts, and a shared record — so nothing slips through again.
Two experiences, one system. Choose your side to see how KARVM works for you — then dive into the full landlord or tenant experience.
KARVM is built to align with India's DPDP Act 2023 for personal data, UIDAI guidelines for Aadhaar handling, and bank-grade encryption standards for data in transit and at rest. Not marketing claims — architectural choices.
Consent-based data collection, minimal retention, right-to-erase — architected in from the first commit, not bolted on later.
Aadhaar numbers stored encrypted, always shown masked. The full number appears only inside legal documents where courts require it.
AES-256 at rest, TLS 1.3 in transit. The same standard your bank uses to protect your transactions.
Every landlord's records are walled off using row-level security. Another landlord literally cannot query your data — the database itself enforces it.
Every AI-drafted notice or agreement is a draft for your review. Nothing is filed, served, or signed automatically. Legal-safety by construction, not policy.
Full data export in machine-readable format, any time. No lock-in, no hostage files, no obstacles when you want to leave.
KARVM is inspired by the Sanskrit word कर्म (karma) — action. Rental relationships aren't built by contracts. They're built through the everyday: a landlord who responds quickly, a tenant who pays on time, a well-kept home, clear communication.
The V stands for Visibility — because trust grows when actions are visible, documented, and shared. One act at a time.
Keeping Actions in Renting Visible & Meaningful
Rent paid. Reminder sent. Agreement signed. Receipt issued. Care recorded. Trust logged. Every action, kept where both sides can see it.
Every payment kept. Every message documented. Every act of care visible. Over time, the small actions become the record — portable across every rental you ever have.
“I built KARVM managing my family's property from 1,500 km away — every feature exists because a WhatsApp thread or a lawyer's waiting room failed me first.”
KARVM is a rental relationship platform for Indian landlords and tenants. The name is inspired by the Sanskrit word 'karma' (कर्म, meaning action) — every payment, agreement, and conversation is kept visible and documented, so trust between landlord and tenant builds one action at a time. KARVM tracks paid/due/overdue rent, sends WhatsApp reminders, generates court-format rental agreements, splits utility bills, and drafts legal notices with AI (always as a draft for your review). Tenants get their own portal for dues, receipts, and agreements.
Add your property, units, and tenants once. KARVM creates a rent ledger for every month automatically — each entry shows Paid, Due, or Overdue at a glance. When rent is due, you can send a pre-written WhatsApp reminder in one tap, and mark payments as received with automatic rent receipts.
Yes. KARVM drafts a complete rental agreement from your tenancy details — landlord, tenant, rent, deposit, and duration — following the format used by Indian courts, including stamp-paper and witness-signature guidance. You review the draft, print it on e-stamp paper, sign with two witnesses, and upload the signed copy back into KARVM for safekeeping.
KARVM drafts legal notices — for rent default, nuisance, property damage, or termination — grounded in the relevant Indian tenancy law, with citations checked. Every notice is a draft for your review: nothing is filed or sent automatically. For court proceedings, we recommend having an advocate review the final text, which the structured draft makes fast and inexpensive.
Enter or photograph a meter reading. KARVM calculates each unit's consumption at your configured per-unit rate, adds it to that month's rent ledger, and shows tenants the itemised breakdown in their portal — rent, maintenance, and electricity listed separately.
Tenants sign in to a clean read-only portal showing their current dues, complete payment history with downloadable rent receipts, their rental agreement, and itemised utility breakdowns. No app install is needed — it works in any browser.
Yes. KARVM runs on bank-grade infrastructure with row-level security, meaning each landlord's data is isolated at the database layer. Sensitive identifiers like Aadhaar numbers are never stored in full — only the last four digits. KARVM is built to align with India's DPDP Act.
